The initiative committee of Sofia’s Mladost district’s residents, together with Zelenite political party (Bulgarian Greens), will stage a rally on June 23 at 7pm in front of the Mladost district hall to protest against the district's urban plan, which envisions building up areas between blocks of flats and the “destruction of green areas” in Mladost. The committee has created a website, where they put pictures and descriptions of all places that would be "destroyed", and called on fellow residents to “Come to clearly express our standpoint and disagreement with this madness!” read more

Electra Bulgaria, the Bulgarian arm of Israeli investment company Electra Group, will invest 300 million euro in a residential project near the Black Sea city of Varna, weekly Stroitelstvo Gradut said. The company confirmed that it plans to build the biggest yet gated residential community in Bulgaria, called Electra Hills. The land plot it has selected for the purpose is near the Kalimantsi village, 15km northwest of Varna. The company has completed similar projects in Israel and Ukraine. read more

Price increases in the lodging property sector worldwide slowed down in the first quarter of 2008 to reach 6.1 per cent on an annual basis. But Bulgaria still heads the price hike, according to the Global House Price Index of UK’s real estate company Knight Frank. According to data published by Globalpropertyguide.com, house price increases in Europe over the past year ending in Q4 of 2007, were highest in Bulgaria. Bulgarian houses increased by 34.61 per cent, closely followed by Poland with a 33 per cent increase. House prices in Estonia increased by 23.38 per cent. Prices in Sweden, Lithuania, Cyprus and Estonia increased by between 11 and 19 per cent. Increases in other European countries were in the single digit range, with Portugal, Latvia and Ireland reporting house price decreases. read more

The city of Plovdiv now occupies second place in terms of the number of property deals, according to a chart compiled by the Varna-based Foros real estate agency. The number of transactions in Bulgaria's second largest city reached 20 000, versus 18 000 in Varna, where the market is considered much more dynamic and the number of deals is usually above the country's average.

The combined area of transacted properties in Plovdiv topped 100 000 sq m. That figure is expected to double in 2008, Dnevnik daily reported on March 14.

Investment fund Engel East Europe NV is close to finalising the sale of Panorama residential complex in Sofia's Vitosha borough, investor.bg web site reported on March 12, quoting company sources. The buyer, which is expected to sign the deal soon, has remained unnamed.

Engel representatives told investor.bg negotiations for the transaction has started in 2007 and a preliminary contract has been signed in November. The value of the deal is 7.5 million euro. So far Engel has received 75 000 euro. The deal provides for Engel to get 8 per cent from the complex' rental revenues.

The Sofia residential housing market continued to be strong throughout the second half of 2007 and, according to the latest research findings from Colliers International, there were significant price increases in most locations.

However, in a different sector of the market, the supply of holiday properties around the country had slowed down, the report said. Although there was a 16 per cent increase in the number of holiday homes available in H2 2007, this needed to be reviewed in comparison with the annual increase from H2 2006 of 170 per cent in mountain resorts and 65 per cent in coastal resorts.

Average apartment prices in Tsarevo exceed 1 300 euro a sq m, according to imoti.net. Around 186 flats with areas fluctuating between 24 and 190 sq m, are currently on offer on the website.

The lowest offer is 27 000 euro and the highest one is 338 000 euro, according to recent quotes on imoti.net. Average prices stand at 1 315 euro a sq m.

The town of Tsarevo accounts for almost half of the total supply in Tsarevo municipality, which has 246 units on offer at a mean price of 1 210 euro a sq m.

Interest in Sofia property investment projects is continuing to rise despite fears that there are already too many players on the market, a recent report suggests. A survey conducted by real estate investment company Karrat Group suggests that while demand for homes in Sofia is growing, it is not as easy to meet buyers' expectations as it was several years ago. According to Karrat Group's research, people now have an entirely different approach to home-seeking. They are more educated and discerning and have higher expectations. Construction companies are therefore advised to curb their tendency to simply build as many homes as fast as possible because current Sofia's property buyers have numerous requirements for location, landscape, interior design, quality of construction materials, nearby amenities and many other factors. read more

Even though yields have decreased in recent years, Bulgaria's property sector was still a sound investment, fetching satisfactory returns at low risk, the chief executive of Bulgaria's biggest bank, UniCredit Bulbank, Levon Hampartzoumian told news conference. It was also unlikely to suffer the repercussions of global credit crunch, because business climate and economy models in the country followed a different pattern.
